Socialist Party proposes more “AL” supervision

The Socialist Party (“PS”) concedes dropping the controversial measure that would give condominium assemblies the power to veto the use of apartments for Local Lodging. On the table is an alternative solution that would safeguard the interests of all parties and minimize impact on the economy: revoking Local Lodging permits if there are “repeated and consistent” complaints of excessive noise or other behaviour that jeopardise the rights of other occupants.

Local Lodging owners may pay greater condo charges

The Government is studying a new requirement for Local Lodging that would mandate higher condominium levies for owners who engage in holiday lets. If adopted, it would collide with another bill where the condominiums would be given the power to authorise, on a case-by-case basis, the possibility of owners renting short-term to tourists. The latter proposal was made in absentia and without the governmental consent.

Local Lodging prohibition upheld by court decision

The assembly of a Lisbon condominium prohibited local lodging activity in its building. The fraction in question was intended for residential housing but was being used for commercial purposes. Numerous problems gave rise to complaints. Loss of privacy in common areas, excessive noise at night and poor use of the pool were some of the problems. The decision was upheld by the Lisbon Court of Appeals.
