Foreigners bought 25% of the homes sold in 2017

Last year, 152,000 homes were sold in Portugal, an increment of 25%. French and Brazilian are the foreigners who are buying more properties. The jump in demand also led to a substantial increase in prices: Lisbon up 37%, Oporto 29%, Madeira 24% and the Algarve 18%.

“AL” prices up in 2016

Prices for Local Lodging (“AL”) rose in the historic centres of Lisbon and Oporto during the first half of 2016 according to the “Confidencial Imobiliário Index”. The average cost of “AL” accommodations increased by 4.6% in the historic districts of Lisbon and 0.3% in the centre of Porto.

Long term lets continue to rise in Lisbon

Living in Lisbon is increasingly expensive. The tourist boom in recent years has triggered rental price hikes in the country’s capital. The latest study reveals that apartment leases rose 23% in 2016, to an average of €830 per month. In the Chiado district, purchase costs average €6,700 per square metre.

Housing sales rise in suburbs but rentals decline

There are more houses being sold today but high prices in central urban areas are pushing buyers out to the suburbs. Simultaneously, rentals are in decline. Letting accounted for 60% of real estate activity at the height of the crisis but has fallen sharply in the last two years. In 2016, lets accounted for just 25% of housing turnovers.
